Marbrisa is a beautiful upscale residential community between the Indian River and the shores of the Atlantic Ocean. Distinct from the ups and downs in the real estate market, Marbrisa was struggling to generate sales. An in-depth evaluation revealed a key problem as well as a surprisingly economical solution.

This beautiful island community just needed to be seen. In the early 1990's Marbrisa was an attractive residential development hidden from view and with little opportunity to do something about it. Views from passing traffic revealed only protected native plants and trees. This natural and protected barrier and minimal entrance signage offered no hint of the beaches, lush grounds, and architecture beyond. The sales office was starving and the developer's bottom line was starving with it. With strict regulations preventing the removal of natural growth or the expansion of signage, what was the developer to do?

Proud birdhouses! Sixteen of them, each colorful, architecturally unique and poised on simple posts at 20' intervals on each side of both east and west entrances.  Consulting with the local Audubon Society, the birdhouses were designed to meet the needs of native birds just as they would serve the developer. This solution was quick, inexpensive and earned accolades for the developer from the community - and lots of free press! Traffic at the sales office multiplied rapidly and community residents' eager "adopted" the birdhouse for their ongoing care and feeding.
